3. Renovation and value-add
We manage renovation and, where useful, reconfiguration. We control budget and timeline — every idle month lowers the annualised return.
4. Sale and profit realisation
We list the property, run viewings and negotiations, and close the deal with clean legal structure. Profit is realised and returned to the investor.

How long does one cycle take?
On average 3 to 12 months depending on deal type: pre-sale flips take longer, renovation flips of ready housing are faster. The exact horizon is built into the financial model before entry.
Who handles renovation and sale?
